Situated just three blocks from Union Station in Washington, DC, 899 North Capitol St has been revitalized from a 1970s office building into a modern, high-quality commercial space that addresses the evolving needs of today’s tenants. The project establishes a vibrant presence along one of the city’s key corridors.

A two-story, 2,400 sq. ft. addition along North Capitol St activates the streetscape while seamlessly integrating with the existing façades. Expansive curtainwall and storefront glazing enhance transparency, while a decorative aluminum and wood-look feature wraps the corner, highlighting the main entrance. The façade is carefully composed into three distinct zones, with contrasting materials framing the ends to create a dynamic and inviting street-level experience.

Interior upgrades feature renovated lobbies and enhanced amenities, including a fitness center and bike room. A modern design aesthetic, paired with innovative lighting, creates a warm and inviting atmosphere throughout the spaces.

GTM also navigated the DC Zoning Commission Design Review process, achieving zoning approval in 2021.
