Revitalizing the Capital Riverfront

Part of a Planned Unit Development (PUD), 1333 M St transforms a three-acre site into a vibrant, mixed-use riverfront community. Inspired by Boathouse Row and the industrial heritage of the Southeast waterfront, the design introduces three new buildings—including a 90-foot sail-inspired tower—linked by a bridge with shared indoor and outdoor amenities. Ground-level retail and lobbies activate M Street and Virginia Avenue, while waterfront plazas connect to a lively promenade with cafés, cultural spaces, and lush public areas. Rooftop amenities, including a pool and community garden, offer sweeping river views. Sustainable landscaping blends soft vegetation with sculptural gathering spaces, integrating stormwater management throughout plazas, streetscapes, and terraces—creating a development that’s as environmentally conscious as it is socially engaging. GTM served as the design architect for the project and was responsible for the entitlement approvals, including the approved Consolidated PUD for Phase 1 and the Stage 1 PUD for All Phases in 2020.
